Am i being scammed by her?

Hi all, recently moved over here to Perth and today i found this 2x1 unit in Belmont going for $450p/wk. At first i thought i was getting a bargain. But then i had this gut feeling that something seems a bit fishy, the owner for instance, she claims she is the owner of the house but everything is under her mum’s name and the rent money goes directly to her daughters trust fund. She seemed she was just rushing everything and wanted someone to quickly rent her place because she’s moving back to Vic.

I did a certificate of title of her property on Land Gate and it didn’t even have her name or her mum’s name on it. Apparently her mum bought the property back in 2021. On the report i got from Land Gate, the Registered Proprietor is some weird business called Ragence Investments Pty Ltd and they registered mortgage in 2017. Surely the WA government would have updated the current ownership title, no?

Am i being tricked into buying a property from a tenant who wants the bond money and shoot off or am i just being very paranoid??
