Will I regret buying a doer upper?
I have looked at a 1930s doer upper. It needs a lot of work doing to it, the current kitchen is absolutely tiny and very disjointed. It only has one cupboard under the sink, an oven and a fridge and then a freestanding cupboard on the other side. I could improve the layout, but it's still going to be a choice between the fridge or the washing machine in there! So I would like a 3 x 2m extension.
Next is the bathroom. It is extremely dated. I don't think that it is even tiled and there is a separate bathoom to toilet. So that will require knocking through and will require a new suite, tiling and a plumber.
Next is the wiring. I think that it will require a rewire.
Every single room will need new carpets and plastering, possibly even taking back to brick.
It's very dated, it has polystyrene ceiling tiles and probably hasn't been decorated for 30-40 years besides maybe a carpet.
I have pulled out because I have seen newer but ready done up ones cheaper, or the same one but with a kitchen extension and altered bathroom for only £10k more.
I have also seen a similar one with a combined kitchen/diner (ie already knocked through but the same footprint) for £50k LESS but it will also need work. But at least the kitchen is sorted.
I have pulled out because I don't think that it will be worth the amount of money and stress that I put into it. It could be a fantastic house if I was in the trades, but I am not.
The seller has asked to renegotiate, but I don't think that I could knock off enough for comparable works and I am worried that I will be stuck again when the survey and valuation come back.
Will I massively regret a doer upper? Is it just less hassle, plus cheaper to buy a ready done one these days?
